What is it?

Thousand Roses is a community made up of 59 duplexes (118 units) in Central Florida.  Specifically, they are located Polk County FL (city of Lake Wales), which has made headlines in recent weeks and months as the fastest-growing county in the USA.

We bought 118 units for $67,797/door. The median price within 2 miles of Thousand Roses was $120,000/door at the time.

The seller gave us $5.5 Million in financing at just 5% interest only for 60 months, with an option to extend for a 6th year for just 1 point.
